1. Provide acceptable state or federal issued photo ID for all residents 18 years of age or older.
2. Provide social security cards for all occupants.
3. All persons 18 years of age and older must be a leaseholder.
4. Observe the maximum limitation of two persons per bedroom.
5. Provide acceptable verifiable proof of income. (Current paystubs for the previous two months).
6. Total gross income must meet or exceed 2.5 times the current market rent for leaseholders.
7. Three complete and different emergency contacts for each applicant that will be verified.
8. Credit scores below 600 may require a co-signer or be subject to denial.
9. Utilities in collections may require payment in full and proof of payment may be required.
10. Applicants with habitually late payments or negative rental history may be denied.
11. No evictions, or if there is, all outstanding balances must be paid in full and you must show proof of payment. Evictions, even if paid are subject to denial if filed within the past three years.
13. No rental collections, or if there is, it must be paid in full and you must show proof of payment.
14. No bankruptcies, or if you have filed bankruptcy it must be closed and you must show proof of closed status. Bankruptcies, even if proof of closed status is shown, are subject to denial if filed or closed within the last three years.
15. Satisfactory criminal background check.
16. Cosigners/guarantors must own a home in the state of Ohio and make 5x the current market rent.
Criminal background will be evaluated individually based on the date and nature of the crime as well as any mitigating circumstances. The following are our general guidelines:
· No convictions or release from imprisonment, probation, parole, or community control for felonies within the last five years. No active warrants, not currently on probation or parole for any crime.
· No convictions or pleas for crimes related to the sale, manufacture, or distribution of illegal drugs or controlled substances within the past seven years for felonies or five years for misdemeanors.
· No convictions or pleas for crimes involving violence, weapons, terrorism, arson, sex offences, theft, burglary, robbery, or crimes against people, children, or animals within the past ten years for felonies or seven years for misdemeanors.
· No convictions or pleas for disturbing the peace, harassment, menacing, prostitution, domestic crimes, property damage/destruction, vandalism, or any fraud related charges within the past seven years for felonies or three years for misdemeanors.
· No convictions or pleas for crimes related to the use of illegal drugs within the past seven years for felonies or three years for misdemeanors.
· Sex crimes or offences requiring registration with national registries or local law enforcement is grounds for denial.
· Other criminal offences or multiple/repeat offences will be evaluated on an individual basis and may be cause for denial if deemed a threat to the property, health, safety, or peaceful enjoyment of our tenants.
