Emergency Maintenance Policy

Spring Property Management employs a 24-hour answering service for maintenance emergencies only. Whenever possible, we attend to maintenance requests during normal business hours. For after-hours Emergency Maintenance call 614-935-5337. Please call for true emergencies only :

• Active Water Leak – This would pertain to a hot water tank leaking or a water supply line leaking. This does not include your drain under your sink dripping water when in use or your dishwasher leaking.
• No Heat – When the temperature is set to drop below 33* only. 
• Toilet Clog – Only when there is one toilet in the unit
• Fire 
• No Water/No Hot Water
• Refrigerator Broken (this is only when the fridge will not power on at all, not if it is simply not cooling as well as you would like or dripping water).
• No Electric
• Gas Leak
• Break Ins

Invalid emergency calls and calls to the emergency number during office hours are subject to $20.00 fee.
